Week 1-2

PREP WORK & MARKETING MATERIALS

To start the listing process we need to start with gathering information about your property. After we have received the information below our agents can advise on a market value price and make the contracts needed to proceed.

  • Nota simple - document confirming legal status of the property.

  • Community fee - membership of residents’ association.

  • Basura - payment receipt for refuse collection.

  • Last IBI receipt - the annual local property tax.

  • Escritura - title deeds.

  • Energy certificate.

  • Floor plans.

  • Contact info to the community admin

MARKETING STRATEGY​

We treat each property as it’s own project. Within our 5 week process each property gets it’s own theme for content, open house and any other communication regarding that property. To promote your property in the best way possible we collaborate with the best photo & videographers that focus on high quality content.

Together with our social media manager and marketing strategist we create a measurable plan and timeline for each property. The theme of the property is chosen after the right target audience by our strategist.

Once the marketing material is delivered we start the process of listing your property on the different plattforms we use.

Week 4 and onwards

OPEN HOUSE

An open house gives a boost to the property’s availability and keeps it top of mind with the agents in the industry. The more agents that see your property the higher the changes are to get the property sold.

Depending on the plan created for your specific property the open house can be a big event with drinks, food and entertainment or we plan a day with private viewings for a group of handpicked agents from the industry. Regardless of the size of the open house our objective is to ensure your property is presented to the right agents in the best possible light.

VIEWINGS

Viewings are constructed after each and every properties needs. We advise that the property is free of tenants and is not lived in by the owners at the time.

These are done privately to direct clients or to agents and clients together. Before during and after the Open house. It’s one of the most important steps in the process.
